Curb appeal ideas: what buyers and neighbours actually notice
Curb appeal is decided in about four seconds from the street. Realtors put the return on a tidy, well-planted front yard at five to twelve percent of the sale price, and most of that comes from a handful of moves. In order of impact:
The path to the door
If the front walk is a narrow strip of concrete from the driveway, everything else is cosmetic. Widen it to four feet, make it lead from where people actually park, and give it a destination: a lit door, a planter, a bench. This is the one move that changes how the house feels to arrive at.
Foundation planting that is not a row of balls
The classic mistake is a line of identical round shrubs pressed against the house. Instead: a mass of one plant in a generous bed, a taller anchor at each corner, and a low groundcover at the front so the bed has a clean edge. Pull the bed out three feet from the wall; plants against siding die and look cramped.
A crisp edge
The line between lawn and bed is what the eye reads as 'kept'. Cut a clean spade edge, or install steel or stone edging once, and a modest yard looks maintained even when it is not.
One tree in the right place
A single well-placed tree — off-centre, framing the door rather than blocking it — adds more value than any other plant. Serviceberry, dogwood, Japanese maple, crape myrtle, olive, palo verde: pick the one your region grows.
Light
Two wall-wash lights on the house and low path lights to the door. Curb appeal is a 24-hour job, and a lit house reads as safe, cared-for and expensive from the street.
Match the style to the house
A zen gravel yard on a colonial, a cottage border on a modern box — both look wrong, and buyers feel it without knowing why. Modern farmhouse suits Craftsman and new builds; cottage suits capes and colonials; minimalist suits flat roofs and stucco; Mediterranean suits Spanish and stucco homes; xeriscape suits ranch and adobe.
